Qualifications & Experience
Required

🔧 Key Responsibilities:

• Develop detailed cost estimates for mechanical and electrical systems in data center projects, including HVAC, piping, plumbing, fire protection, power distribution, lighting, and UPS systems.
• Analyze engineering drawings, specifications, and project requirements to assess quantities, scope, and materials.
• Collaborate with design and construction teams to ensure estimates reflect accurate construction methodologies and timelines.
• Perform cost comparisons, historical benchmarking, and vendor/subcontractor pricing analysis.
• Assist in preparing pricing for bids, proposals, and budgetary exercises.
• Maintain and update unit pricing databases and estimating templates.
• Support value engineering and lifecycle costing efforts to optimize project affordability without compromising functionality.
• Identify and quantify cost risks and provide mitigation recommendations.
• Participate in design reviews, constructability assessments, and procurement planning.

 

✅ Qualifications & Requirements:

• Bachelor’s degree in Mechanical Engineering, Electrical Engineering, or a closely related field OR significant hands-on experience in mechanical or electrical estimating (10+ years).
• Proven experience estimating MEP systems for large-scale commercial, industrial, or mission-critical construction projects (data center experience highly preferred).
• Proficiency in estimating software such as Trimble (WinEst), RSMeans, CostX, Bluebeam, and MS Excel.
• Strong knowledge of building codes, installation methods, labor productivity factors, and material specifications.
• Ability to interpret technical drawings and engineering documents across all design stages (concept, schematic, IFC, as-built).
• Excellent numerical, analytical, and communication skills.
• Ability to work independently and interface with multidisciplinary teams in high-paced, deadline-driven environments.
• Familiarity with procurement strategies, construction sequencing, and construction contracts is a plus.

Key Responsibilities:

Key Responsibilities:

 

📌 Pre-Construction

✅ Assist in the development of the Master Project Schedule (P6 cost/resource-loaded)

✅ Establish the Master Project Budget, including soft/hard costs, bonds, contingencies, and allowances

✅ Support contractor pre-qualification, bid solicitation, bid analysis, and recommendations

✅ Assist in contract negotiations, helping define GC business terms, markups, insurance, and escalation

✅ Coordinate the Design Team and permitting processes with the Authority Having Jurisdiction (AHJ)

✅ Conduct constructability reviews of project documents to identify potential issues early

✅ Assist in cost estimating, value engineering, and cash flow projections

✅ Identify, scope, buy out, and schedule all Owner-direct vendors and consultants

 

📌 Construction Phase

✅ Oversee General or Prime Contractors and Owner-Direct Vendors on-site

✅ Manage Cost Control & Change Management, including reviewing, negotiating, and recommending change orders

✅ Track and analyze project schedules to ensure milestone adherence

✅ Lead budget management and tracking for cost control and reporting

✅ Ensure QA/QC standards are followed, identifying and resolving any issues

✅ Oversee document control, tracking RFI’s, submittals, invoices, payments, lien releases, etc.

✅ Process invoice and payment applications, ensuring proper approvals and reporting

✅ Manage Owner-direct vendors, consultants, and subcontractors to maintain alignment

✅ Lead Owner-Architect-Contractor (OAC) meetings and other key project coordination meetings

 

📌 Closeout & Handover

✅ Initiate the closeout process (2-3 months prior to project completion)

✅ Establish and track final closeout documentation requirements, including warranties, as-builts, O&M manuals, and occupancy permits

✅ Coordinate final city/authority inspections and secure occupancy approvals

✅ Oversee the punch list, substantial completion, and final completion processes

✅ Close out outstanding change orders, quality issues, and final disputes

✅ Process final invoices, retention payments, and budget reconciliation

✅ Assist with final project accounting and reporting

✅ Manage and coordinate Owner-direct vendors, consultants, and final site closeout activities

 

🎓 Qualifications & Experience:

🎓 5+ years of experience in construction project/program management

🏗 Experience in data center or mission-critical environments preferred

📋 Strong knowledge of budgeting, scheduling, cost control, and risk management

📡 Familiarity with P6 scheduling, contract negotiations, and vendor management
